Housekeeping & Cleaning
Whether it be for a one off clean, regular weekly, fortnightly or monthly cleans, end of tenancy, windows or ovens. We can recommend our local, friendly and thorough cleaning team to help around the house freeing your time up to do the things you love.
*Remember the tenancy agreement will stipulate that the property needs to be kept clean, including regular cleans to windows and ovens.
Gardening Services
Some people love spending their time outside in the garden, others either don’t have the time or find it a chore! We can recommend a local, reputable gardening team for any regular maintenance or ‘one off’ jobs.
*Remember the tenancy agreement will stipulate that any gardens that you are responsible for need to be maintained regularly including lawns cut, weeded and any hedges or bushes maintained.
Tenants Insurance

Landlords
Our Services & Fees
We offer two services Letting Service and ‘Full Management.
Let Only: £600 + VAT (£720 inclusive)
Full Management: £450 + VAT (£540 inclusive) plus 7% + VAT (8.4% inclusive) of the monthly rent.
Letting Service
- Marketing your property
- Accompanied viewings by trained staff
- Negotiating offers to obtain the best price and tenant
- Thorough Rightmove referencing checks on all tenants
- ID & ‘Right To Rent’ checks on all tenants
- Secure a 5 week rental security deposit
- Produce an ARLA Propertymark approved AST Tenancy Agreement
- Legal documentation served to, and signed for by all parties
- Obtain move-in monies from the tenant
- Organise the key release on the tenancy start date
- Supply a signed industry leading Inventory report
Full Monthly Management
An experienced property management team, qualified to ensure a smooth tenancy with your property proactively maintained.
- We will be your tenants’ point of contact for all tenancy matters
- Fully registered tenancy deposit in our TDS Custodial Scheme
- Monthly rent collection with statements provided
- Payment of any contractor repair invoices
- Arrears and late payments are monitored and chased
- Renewal of all compliance certificates
- Maintenance & repairs fully monitored & managed
- 'Emergency Service’ and competitive pricing from our trusted maintenance teams
- Detailed in house property inspection reports
- Tenancy agreement fixed term renewals
- Help & advice on any tenancy issues / upcoming legislative changes
- Rightmove Rent Guarantee policy claims managed on your behalf
- Preparation and service of a Section 21 notice if required
- Court Attendance if required by an experience staff member on your behalf
- Meet Bailiff if required at the property on your behalf by an experienced staff member
- Final Inspection of the property at the tenancy end
- Negotiate return of the security deposit at the end of the tenancy
- Provide supporting evidence to the mediation service should an agreement not be possible
