·        Do a general and thorough spring clean, including washing windows inside and out.   

·        Declutter!  Whether removing excess furniture or ornaments, decluttering will give a spacious feel and allow potential buyers to envisage their own possessions in a room.

·        Ensure the kitchen is spotless and the working areas are uncluttered. To many viewers, the kitchen is the most important room of the house where family and friends gather. After deep cleaning, consider regrouting tiles and replacing knobs and/or handles on cabinet doors to revive older units.

·        Ensure bathrooms and toilets are gleaming. Hang fresh towels and lay down a new bath mat. Place scented candles near a basket of tightly rolled wash cloths to create a spa-like environment. Stash away all personal items.

·        Place freshly cut fragrant flowers throughout your home.

·        Make sure the inside temperature is at an optimum level – turn on fans, heating or air conditioning as appropriate.

·        Position mirrors in smaller rooms to convey a feeling of spaciousness.

·        Try to avoid cooking strongly flavoured foods just before a viewing; the delicious aroma of brewing coffee or freshly baked bread will make your home smell warm and inviting.

·        Turn on outside lighting for evening inspections, to create a welcoming appeal.

·        Ask friends or family to look after any pets during viewings.
